Send us an email at estimates@callahancustom.com. We'll reach out to schedule an appointment for a walk-through of your project. Then we'll write up an estimate and email it to you. If you decide to move forward, we'll make another appointment to review and sign the contract and collect a deposit — the deposit secures a spot on our schedule for your project.

When you sign the contract, we ask for a deposit of 10%, plus the cost of materials. Depending on the size of your project, the payment schedule after that will vary — typically a payment when we start, payments at milestones over the course of the project, and a final payment due upon substantial completion. Your schedule will be clearly outlined in your contract.

Absolutely. We are fully licensed, bonded, and insured. We'll provide additional details about our insurance coverage with your contract.

Yes. We stand behind our work — all of it is covered by a 2-year workmanship warranty. Additionally, many materials and fixtures come with manufacturer warranties, and we'll provide detailed warranty information for every aspect of your project with your final documentation.

We've got you. Rachel will work with you directly to determine what you like, what you don't, and help you find a design you'll love to live in. Many clients start with “I just know I don't like what I have” — and together we build something they adore.

When your home becomes a job site, it can be a little overwhelming. You'll be working directly with the owners, Timothy and Rachel, and we do the majority of the work in your home ourselves. For specialties like electrical, plumbing, HVAC and drywall, we use subcontractors we know and trust — people we'd invite to work in our own home. We'll always communicate who to expect on any given day.

Most full bathroom remodels in the Portland metro run between $15,000 and $70,000, depending on the size of the bathroom, whether the layout changes, and the level of finish. A hall bath that keeps its existing layout usually lands toward the lower end; a primary bath with a custom tile shower lands higher. We provide a detailed written estimate after the walk-through, so you'll know your number before you sign anything.

In the Portland metro, kitchen remodels typically range from roughly $20,000–$75,000 for a refresh that keeps the existing layout, to $100,000 or more for a full remodel with new cabinetry or layout changes. Cabinetry is usually the single largest line item, and moving plumbing or gas lines adds cost. Your written estimate breaks the project down so you can see exactly where the budget goes.

It depends on the scope. Structural, plumbing, electrical, and mechanical changes require permits in Hillsboro and Washington County, while purely cosmetic updates — paint, flooring, swapping fixtures in place — usually don't. We handle the permitting process for you; bathroom-remodel permits in Hillsboro are typically approved in about a week. Skipping a required permit risks fines and problems when you sell, so we never cut that corner.

Once work begins, a typical bathroom remodel takes 2–6 weeks, kitchens generally take 6–12 weeks, and additions, ADUs, and new builds run several months. Material lead times — especially cabinetry and tile — drive the start date, so we build the schedule around them. You'll get an estimated start and completion date with your contract, and we'll tell you right away if anything shifts.

In most residential zones, yes. Washington County allows one accessory dwelling unit up to 900 square feet or 75% of the main home's floor area, whichever is smaller — and there's no owner-occupancy requirement, so an ADU can be used as a rental. We've taken ADUs from permit to move-in with a single point of contact, like our Tigard ADU project.
